When a project requires substantial construction, multiple trades, formal bidding, or extended on-site supervision, VAVAREO can manage it under a separate project-management agreement — so you never have to coordinate it alone.

I have spent 25 years in construction and residential project management in the Nashville area. In that time I have walked through hundreds of homes, coordinated thousands of repairs and improvements, and built relationships with the tradespeople who do the work correctly.

I co-founded VAVAREO because I saw the same problem in every market segment: homeowners with valuable properties and no time to manage them, spending hours tracking down contractors, forgetting seasonal maintenance, and losing records that would have been valuable if they had been kept. There was no professional service built specifically around the management of the residence itself.

VAVAREO is that service. When it comes to the property — the inspections, the vendors, the work — that is my responsibility. Every provider in the VAVAREO network is verified, licensed, and insured. Third-party costs are never marked up and are always approved by you before work begins.

I have spent more than 20 years leading teams, managing complex operations, coordinating vendors, and building systems designed to make sure important work gets completed correctly. My career has included executive leadership, business ownership, logistics, technology infrastructure, and government contracting — environments where communication, accountability, security, and follow-through are essential.

I co-founded VAVAREO because caring for a home should not depend on scattered notes, forgotten conversations, or trying to find the right contractor every time something needs attention. Homeowners need a clear plan, organized records, dependable communication, and someone responsible for making sure the details do not get lost.

My role at VAVAREO is to help build and oversee the systems behind that experience. I focus on service standards, operating processes, documentation, vendor coordination, and the overall client relationship so that every property is managed consistently and every commitment is followed through.

As a U.S. Army veteran and longtime business owner, I believe trust is built through clarity, discretion, and doing what you said you would do. I am also a co-founder of Books of John, a Middle Tennessee nonprofit that provides home repairs and maintenance assistance to widows, widowers, and older adults.

What is always separate and approved by you

Contractor labor, materials, and specialty services are billed directly by the provider and approved by you before work begins. Estate properties, multiple structures, and complex residences are quoted individually.

Larger Projects & Renovations

Routine maintenance coordination and standard vendor oversight are included in your annual engagement. Projects involving substantial renovations, construction, multiple trades, formal bidding, or extended on-site supervision require a separate project-management agreement, priced at 15% of the approved project contract value.

This fee covers scope development, contractor selection, bid management, schedule coordination, on-site supervision, quality reviews, and project closeout. Any additional fee is disclosed and approved before work begins.

On-Site Vendor Meetings Outside Standard Scope

Routine coordination and scheduling are included in your annual engagement. For on-site meetings that fall outside the standard scope of your Property Reviews, a management fee may apply. This will always be communicated and approved in advance.

How VAVAREO is compensated

VAVAREO is compensated through your annual management fee for routine home management, maintenance coordination, and standard vendor oversight. We do not increase contractor invoices, accept undisclosed referral fees, or add transaction fees to routine vendor work.

Major renovations, additions, and other larger-scope projects requiring dedicated project management are outside the annual engagement and are priced separately. Any additional fee is disclosed and approved before work begins.

Recommended work is presented for your approval before commitments are made, except where a separate emergency authorization has been established. You always know who is performing the work and what it costs.

This is a management and coordination service. VAVAREO is not a licensed contractor, emergency responder, or security provider. Work requiring licensed trades is coordinated through appropriate licensed and insured providers.
